Step by step - here's how it works to rent out:

Step 1: Personal meeting at your property

Once you fill out the contact form above, I will reach out to schedule a free on-site meeting. During this meeting, you'll receive more information about the working method and can ask any questions you may have.

Step 2: Optimization & consulting

After the site visit, you will receive feedback with improvement and optimization suggestions, and you can choose which actions you want to implement.

This may include:

✔️ Investments in details that attract more bookings

Step 3: Startup

Once we have an agreement, we will begin the process of quickly advertising your property on leading platforms such as Airbnb.se and Booking.com, as well as on Stayinfalkenberg.se.

The startup phase includes:

✔️ Cleaning arrangements

Step 4: Smooth rental process – I handle everything

Questions and Answers About Short-Term Rentals

  1. What do I need to do before I can start renting out?
    The only thing you need to do is book a free consultation. After the site visit, you'll receive optimization suggestions, and together we'll ensure everything is ready for rental.
  2. How does pricing work?
    I use dynamic pricing, which means the rent is adjusted according to the season and demand. This ensures that you always get the highest possible income for each booking.
  3. What does it cost?
    The cost of the services is charged as a commission of 19% of the rental income – one of the lowest fees in the market for rental services. Since the included services help maximize your rental income, you will earn more with minimal effort. This means you increase your income while avoiding all the work associated with the rental process.

  4. What happens if something breaks?
    Damage is rare, but if it happens, you are protected by Airbnb's Host Guarantee of up to $1 million. Minor damages can often be settled directly with the guest. I also recommend having your own home insurance with coverage for short-term rentals for extra security.
  5. Do I have to pay tax on my rental income?
    Sweden has favorable tax rules for private rentals. 40,000 SEK per year + 20% extra deduction is completely tax-free. If you exceed this, you pay 30% tax on the amount exceeding that limit. Feel free to ask for a helpful document on this if needed.
  6. How does cleaning and maintenance work?
    After each check-out, a local professional cleaning company takes care of cleaning and maintenance.

    ✔️ The accommodation is always in top condition – many find their accommodation cleaner than when they use it themselves!
  7. How quickly can I start renting out?
    As soon as we've gone through the details and the photography is complete, your listing can be active within 1-2 weeks.
  8. Can I still use my accommodation myself?
    Of course, you decide when you want to use your accommodation, and I will block those dates in the booking system – simple and flexible.
  9. When do I get paid?
    You will receive your rental income, minus the commission, no later than 5 days after the end of each month along with an income and expense report.
  10. Do I need to inspect my accommodation?
    During the cleaning, the condition of the accommodation is checked. You can feel secure without needing to do inspections yourself – unless you want to.
  11. What types of guests can I expect?
    Guests can range from vacationers to business travelers. I try to match the right guests to your accommodation and follow up with reviews to attract more quality guests.
  12. What happens if a guest cancels?
    You may receive compensation for late cancellations, but this depends on the chosen cancellation policy. However, I recommend a flexible cancellation policy, as it increases booking frequency and your total income in the long run.
